What Would You Like to Know?
Do I Need a Property Service Professional?
If you own a property but are not sure about hands-on involvement, you should always consider enlisting the help of a property service professional. We provide owners with an individually tailored experience that allows you to determine your level of involvement. We are available for everything you need from contracting regularly scheduled services to one time services requests. In addition to maintenance repair and cleaning services we also offer lawn and snow services. We can also serve as an emergency contact person and help coordinate contractor activity.
What Are Property Services?
Property services are essential for maintaining and maximizing the value of real estate assets. Our property services are designed to ensure the seamless functioning and upkeep of your property. From landscaping to repairs, we handle it all to maintain the aesthetic appeal and functionality of your property. Effective property services include preventative maintenance, routine upkeep, emergency repairs, and property improvements. These services not only preserve asset value but also play a vital role in property performance and customer satisfaction.
Are You a Property Management Company?
Because leasing and managing a property on behalf of another owner is considered real estate activity by the state of Wisconsin, a Property Manager is required to hold a Real Estate Broker License. We do not currently have any licensed brokers on staff however we do aspire to one day get licensed in this area. There are exceptions to this legal requirement and certain management activities a non-licensed professional can offer. For example we can not market your property on your behalf (as that is considered real estate activity) but are happy to help prepare a property info sheet with all the necessary details for your property along with quality photos. We can not sign any documentation on behalf of the property owner but can help transmit documents between the owner and renters. We can not set or negotiate rent rates on your behalf but we always have our finger on the pulse of the rental market in our area and can assist you in determining a competitive rate based on the type and condition of property as well as market conditions. How Much Do Your Property Services Cost?
We believe in being transparent and up front about our fee structure. Our typical rates are $25/hour for cleaning services, $35/hour for maintenance, and $30/hour for lawn and snow services. One-time maintenance and cleaning services are listed item by item on our Standard Service Charges document which can be requested by contacting us. We also offer discounted rates on routine contracted services which may be obtained by requesting a proposal. Service charges for travel outside the city limits of Antigo vary depending how far your property is located. What types of Properties Do You Service?
We are available to service most any type of property and may be contacted on a case-by-case basis to discuss your specific needs. We are more focused on providing solutions to meet your exact needs rather than on the basis of property type.
Do You Offer Landscaping Services?
We specialize in a variety of yard maintenance services but do not consider ourselves a landscaping company. The installation of hardscaping, excavation, and planting new vegetation are landscaping activities outside of our scope of work. Our primary focus is simply the maintenance and enhancement of existing landscaping. With our lawn mowing service, you can enjoy a well-maintained lawn that enhances the beauty and value of your property. Tree trimming is an essential part of yard maintenance to ensure they remain healthy, safe for customers, and visually appealing. Our shrub pruning service is designed to keep your shrubs looking their best, enhancing the beauty and aesthetic of your landscape.
Do You Offer Housekeeping Services?
We offer a variety of cleaning and janitorial services for businesses and property owners but do not function as housekeepers in the traditional sense of cleaning and upkeep for an occupied residence. Services such as doing laundry, making the bed, replenishing linens, or otherwise sorting/organizing the personal belongings of a private domestic residence is outside of our scope of work. We do however work with seasonal property owners in need of these type of housekeeping services so long as the space is typically unoccupied. Our primary focus is the regular cleaning and maintenance of offices, businesses, and other commercial common areas to ensure a clean and sanitary environment for staff and customers. These services typically include tasks such as vacuuming, dusting, trash removal, restroom cleaning, window washing, sweeping, mopping, carpet extraction, and more. We also service vacant rental units, properties for sale, and Airbnb properties.
What Kind of Make Ready Services Do You Offer?
Make ready service typically involves cleaning, repairing, and updating a dwelling to make it ready for occupancy. This can include tasks such as painting, replacing fixtures, cleaning carpets, and addressing any necessary maintenance or repairs. The purpose of make ready service is to ensure that the unit is in good condition and meets the standards expected by prospective tenants or buyers. Quality make ready services help attract and retain tenants, reduce turnover, and potentially increase the selling price of your property. We also can serve as key holders for seasonal or other vacant properties in order to perform routine or winter checkups and after-storm inspections.
How Far Away Are You Willing to Service Properties?
We are based out of Antigo Wisconsin and are dedicated to serving properties within a 30 mile radius. Anything beyond that may be considered on a case-by-case basis up to 90 miles away. See our Service Area Map

Which Payment Methods Do You Accept?
We accept cash or check as well as credit/debit card transactions for payments at the time of service. When payment isn't issued up front, invoices are sent out shortly after completion of a one time service event or at the end of a contracted period (typically monthly) for scheduled or routine services. The owner's preferred method of billing will be established at the initial setup for contracted services. We can not accept cash payment from renters. Rental payments must be submitted in the form of money orders, bank checks, or personal checks to be made out to the landlord or property owner.
How Often Will I Hear From You?
In short, as often as you would like - weekly, monthly, etc. We believe communication is key and discuss your individual expectations from the start. Just let us know if you would prefer to hear from us every time a service is rendered or only when something significant occurs. We are happy to handle situations independently and always with your best interests in mind. We also discuss your preferred method of communication whether by email, text, home phone, or mobile.
Do You Offer Video Consultations?
We do offer video consultations in place of in-person conversations and may also correspond by phone or email to discuss our services. To take part in a video consultation you’ll need a smartphone, tablet, or computer that can do video calls and an internet connection. Video consultations are available by Skype, Zoom, Discord, Face Time, or Messenger.
Do You Offer Real Estate Services?
We are not a real estate company nor do we have any licensed brokers on staff, however we do aspire to one day get licensed in real estate. There are a number of great real estate brokers in the area and we would be happy to recommend the services of a number of reputable real estate companies we have worked with. If you are choosing to sell by owner we recommend contacting a lawyer and title company to finalize any real estate transactions if you do not wish to use a realtor.
Are You a Licenced General Contractor?
Yes, we are licensed by the Wisconsin Department of Safety and Professional Services as a Dwelling Contractor. We are also fully insured.
Do You Hold any Professional Licenses or Credentials?
Though we have various degrees and certifications from accredited institutions and years of hands-on experience in many aspects of building construction, management, and maintenance - we are not licensed plumbers, electricians, architects, surveyors, realtors, building inspectors, appraisers, accountants, lawyers, etc. and can not substitute for any of these professional services on any legal basis. We offer our services in good faith and operate strictly within the legal boundaries of a non-licensed professional and will recommend a licensed contractor's services for anything beyond our capability.
